Booking Terms and Conditions



Client: It will be considered a Client who, in his own name or on behalf of third parties, makes a reservation management of a property marketed by Summerland Apartments, either through the web, email, telephone or any other real estate offer channel.

Service Payment:

1st) Reservation of the property; The amount of 20% applicable on the total (Taxes and fees included) is established as a Reserve. The data necessary for its realization by the client will be collected in the Acceptance of Reservation document issued by Summerland Apartments.

The client has a period of 24 hours from the receipt of the Acceptance of Reservation document issued by Summerland Apartments to make the deposit, deposit or transfer in favor of Summerland Apartments.

After the aforementioned period of 24 hours and NOT having produced confirmation by Summerland Apartments of the receipt of the amount as 20% of the total, the reservation will be considered as not made by the client and Summerland Apartments can meet other reservation requests on the cited property.

2nd) Remaining payment: 80% will be paid by the customer in the same act of delivery of the keys of the property

Please do not forget to send Summerland Apartments the proof of payment for Reservation, as well as your personal data (Name and Surname, ID or Passport, Full Address, Telephone and email)

Reservation Cancellation Policy:

  • 100% refund seven days before the rental period between October 1 and February 28.
  • 0% refund less than seven days before the rental period between October 1 and February 28.
  • 100% refund one month before the rental period between March 1 and September 30 (except July and August).
  • 0% refund less than one month before the rental period between March 1 and September 30 (except July and August).
  • 100% refund forty-five days before the rental period between July 1 and August 31.
  • 0% refund less than forty-five days before the rental period between July 1 and August 31.
  • The cancellation refund will be made up to a maximum period of 30 days from the cancellation date.

– Early termination of the Rental period by the Client: In the event that the end of the rental period of the property occurs in advance by the client, the latter will not have any right of compensation, be it economic or a possible change of future dates for an enjoyment. of the period not consumed.


-Responsibility of the Client before damages caused during the occupation of the property. Once the apartment is received, the client assumes full responsibility for his actions and those of the guests who occupy the property reflected in the reservation document during the selected period.

Before the effective occupation of the property takes place, the client will have the power to inspect all the services that the property has, as well as to verify the perfect state of the goods, appliances, internet connection, or even parking if necessary. . For the consolidation of the possible damages that could occur during the stay, the client will provide in the document “RECEIPT OF PROPERTY” the bank details reflected in a Debit or Credit card of their ownership being these the card number, the date of expiration and CVV number reflected on the back of it. Summerland Apartments will proceed to block the deposit for an amount which will be released once the apartment has been reviewed within a maximum of 48 hours. In the same way, the client will provide his NIF number, NIE or passport.

In case of any damage to the content or continent of the properties owned or managed in any aspect by Construcciones Hermanos. Agüero S, l, this will make a charge in the bank account owned by the customer associated with the bank card for the total amount of damage.

Construcciones Hermanos Agüero reserves the possibility of taking legal action if it considers it opportune for the damages that have occurred, damages of exploitation, interests or any other.

-Bail. In order to constitute the corresponding Deposit with which to attend to the damages that could be caused by the client, guests and / or third parties that can access the property with their consent, the client AUTHORIZES the capture by electronic means of the corresponding card of debit / credit that you facilitate for this purpose.

Schedule of Entry into the property and delivery of keys:

The time of entry and delivery of keys will be from 16:00 pm and until 20:00 pm.

A supplement will be applied in case of exceeding the maximum schedule defined as delivery of keys as follows:

Key delivery from 8:00 p.m. to 10:00 p.m.: € 30

Key delivery from 22:00 pm to 24:00 pm: € 60

The amounts reflected will be paid at the same time of the delivery of keys in cash by the customer.

In case of exceeding the established maximum schedule, the entry into the property by the client will take place after 4:00 p.m. of the following day, being unable to claim in your favor for any amount whatsoever.

Departure and return of keys:

The departure and return of keys: It will be before 12:00 am reflected as the day of end of stay in the property.

In case of exceeding the time established as an exit from the property, sufficient grounds will be considered for Summerland Apartments to make a supplementary charge.

Location of delivery or return of keys:

The location where the keys will be delivered by Summerland Apartments, as well as their collection will be reflected in the Reservation Confirmation document, which may be in the same property or in the offices owned by Summerland Apartments.

Rules of Use

Number of guests: The maximum number of occupants housed in the property will be the one reflected in the reservation request document made by the client and accepted by Summerland Apartments.

Pets or Pets: Pets or pets of any kind are not allowed without exception, unless specified in the characteristics of the property.

House Rules:

It is totally forbidden to hold parties.

It is totally forbidden any activity in the common areas of the buildings that supposes an alteration of the rest of the rest of occupants of the building such as Shouting, Playing, Singing etc.,

It is not allowed to deposit personal objects of any kind in the common areas of the buildings.

It is not allowed to deposit garbage bags in the common areas of buildings

Smoking is not allowed, although in the buildings that have a garden, terraces or patios if it will be allowed in the aforementioned units

It is not allowed to park or deposit objects in the common areas of the garages such as bicycles, motorcycles, cars, etc.,

Please use the space specifically located to dry clothes. Do not deposit it on terraces or balconies.

In some cases the properties are integrated into residential buildings, respect the rest schedules, as well as the specific community norms of each of them.

Cleaning: The property will be made available to the client in the proper cleaning conditions. The client agrees to leave the apartment in reasonable cleaning conditions without garbage or food debris.

To consider.

Specific conditions of the apartment: We strongly request that in addition to the general conditions, check the specific conditions of the contracted apartment.
Photos and description of the apartment: In Summerland Apartments we check the apartments and provide the client with a detailed description and updated images so that he knows all the details of the accommodation. However, it is possible that there is some variation with the decoration and equipment of the contracted property.
Overbooking: In the case of a double reservation simultaneously for the same apartment, in this case, Summerland Apartments will provide the customer with an alternative accommodation of equal or superior quality.
Damage or problems before the start of the rental period: In the event of any breakdown or damage in the apartment that would not allow you to stay, Summerland Apartments will provide you with an alternative accommodation of equal or superior quality.
Damage or problems in the apartment during the rental period: We work to provide you with the best quality in your accommodation, in case you have any problems, please call Summerland Apartments for a prompt solution as soon as possible.
Responsibility: Summerland Apartments is NOT responsible for the losses or damages produced in the tenants’ belongings deposited in the property or in its annexes such as garage, common spaces, etc., during your stay for any reason or concept.

Data protection policy

The client, when providing his personal data in the reservation form, is done through the web, e-mail, telephone or any other means during the reservation process, implicitly expressly and unequivocally consents to be incorporated into the file of personal data that Construcciones Hermanos Agüero, SL it has to be able to meet its obligations regarding the provision of the hired rental service. Said data will be used and treated with the purpose, in the manner and with the limitations established in the Organic Law 15/1999, of December 13, on the Protection of Personal Data and its regulatory development, being the owner of the data Personal free exercise rights of access, rectification, cancellation and opposition of your data and the revocation of your consent, in the terms provided by the same Law 15/1999, through the email [email protected]

Applicable Law and Competent Jurisdiction

These terms and conditions of contracting are governed by Spanish Law. Construcciones Hermanos Agüero, S.L. and the Client, for the resolution of any dispute that may arise, with respect to its validity, execution, compliance or resolution, in whole or in part, is submitted, expressly waiving its own jurisdiction or any other that, where appropriate, may correspond to the jurisdiction of the courts and tribunals of Rota (Cádiz).
